Understanding your roof

Five parts that decide how a roof holds up.

Knowing the basics makes it easier to describe a problem and to plan ahead — whether you're budgeting for an older roof or just want to know what to watch for after a hot summer.

    Roof covering

Shingles, tile or a membrane form the outer covering. Sun, heat and rain can affect its condition over time.

  2. 02

    Underlayment & decking

The layers and wood beneath the covering. Moisture reaching the decking can make a repair more involved.

  3. 03

    Flashing

Metal at chimneys, walls, valleys and vents. Damaged or loose flashing can give water a path beneath the roof covering.

  4. 04

    Drainage

Gutters, downspouts, drains and scuppers direct runoff. Blockages can leave water standing or send it where it does not belong.

  5. 05

    Ventilation

Attic airflow helps manage heat and moisture beneath a sloped roof.

Planning ahead

Before you call

Look from the ground

Note missing or lifted pieces, sagging lines, or debris piled in valleys and gutters.

Check inside

Ceiling stains, damp attic insulation, or light showing through the roof boards are worth mentioning.

Know the roof type

Shingle, tile or flat? Roughly how old? A guess is fine — it helps us understand the job.

Questions

Common roofing questions

All FAQs
What should I have ready when I call?

The property's general location in the valley, the type of building (house, shop, office, warehouse), what the roof is covered with if you know it — shingles, tile, or a flat membrane — and what you've noticed: a stain, a drip, missing pieces, or just age. Photos taken safely from the ground are helpful too.

How do I know if my roof needs repair or replacement?

It depends on how widespread the wear is. A single leak around a vent or chimney is often a localized repair. Curling, brittle or bare shingles across many slopes, repeated leaks in different spots, or soft decking usually point toward a larger conversation. Looking at the roof in person is the way to tell.

Do Central Valley summers really wear roofs out faster?

Long stretches of strong sun and high heat dry out asphalt shingles, sealants and some membranes over time. That's why flashing sealant, pipe boots and shingle condition are worth checking regularly, even on a roof that isn't leaking.

What's the difference between a sloped roof and a low-slope roof?

Sloped roofs — most houses — shed water with overlapping shingles or tiles. Low-slope roofs, common on commercial buildings, rely on a continuous membrane and on drains or scuppers to move water off. They age differently and need different kinds of attention.
