Roof maintenance
Small attention now, fewer leaks later.
Small roof details deserve attention. Cracked sealant, a clogged valley or a weathered pipe boot can give water a path beneath the roof covering.

Planning maintenance
Areas to ask about
- Leaves and debris collecting in valleys, gutters and drains
- The condition of flashing at chimneys, walls, skylights and vents
- Sealants and pipe boots that may be weathered or cracked
- Loose, cracked or missing shingles and tiles
- On low-slope roofs: seams, drainage and equipment penetrations
Timing
Before the rains, after the heat
In the Central Valley, late summer into fall is a sensible time to look a roof over: the hottest months have done their work on sealants and shingles, and winter storms are still ahead. After a significant storm is another good moment.
From the ground
What you can watch for
From the ground and inside the house, keep an eye on gutters overflowing in rain, granules collecting at downspouts, new ceiling stains, and any branches resting on the roof. If you notice something, call and describe it.
